  Neighborhood Stabilization Process
JPH & Associates, Inc. served as Owner’s Representative for St. Joseph Garden Court project completed by Catholic Charities in St. Cloud Florida. As an Owner Representative, JPH & Associates, Inc coordinated all aspects of the project from the grant application process up through initial occupancy. This 50 unit, $7 million dollar project is rent and income restricted. Residents must be senior citizens. The project was financed with Neighborhood Stabilization Program (NSP) funds administered through the Florida Department of Community Affairs and Osceola County. It should be noted that this is the largest NSP project funded to date within the State of Florida. The project consists of multiple one-story buildings housing one and two bedroom units. The project also utilizes existing two story town home units, each having three bedrooms.
  Multiple Financing Services
In partnership with Abilities of Florida, created an affordable ownership program which allowed individuals with disabilities to purchase their own condominium or single family home. Total program funding exceeded $2.3 million, of which 61 percent of all funds were grants and/or low interest loans. Sources of grant funding included HOME, Federal Home Loan Bank and private financing. Residents' total housing costs were reduced from the industry standard of 35-45 percent to 29-43 percent.
  Housing for People with AIDS Program (HOPWA)
Secured and coordinated $2.3 million of HUD funding allocated to Economic Opportunity Family Health Center located in Miami, Florida. Funding was used to purchase and renovate 23 abandoned apartment units within Liberty City for families with AIDS. Consultant services included locating the property, developing the program, securing the funding, and assisting the Sponsor with development of the management policies and procedures.
  Federal Home Loan Bank Affordable Housing Programs (AHP)
Designed an affordable single family home ownership program for Homes in Partnership in Apopka, Florida, and assembled one of six successful Federal Home Loan Bank Affordable Housing Program (AHP) applications from over 125 applications submitted throughout the southeastern United States. Total funding of $1.9 million was received of which $195,000 was in the form of grants.
  Secured Federal Home Loan Bank Affordable Housing Program funding for BAME Development Corporation in Overtown, Miami to help assist in reducing the cost of single family homes to new home buyers. A total development of 40 single family homes were constructed at a total cost of over $3.4 million. Four local community-based banks participated in both construction and permanent financing on this project. Over $1.3 million were secured in the form of grants, of which $216,000 were Federal Home Loan Bank subsidies. These single family homes were the first new homes to be built within Overtown in over 40 years.
  Emergency Shelter Grant Program
Drafted an Emergency Shelter grant application and received $200,000 from the Florida Department of Children and Families. The Task Force for the Homeless and Hungry used these funds to expand their existing shelter in Naples, Florida.
  Certified Financial Development Institution Program (CDFI)
Assisted Florida Community Partners in obtaining their Certified Financial Development Institution (CDFI) designation from the US Department of Treasury. Also procured $2.5 million in US Department of Treasury grant funds, and $1.5 million in matching funds from local and state government. These grants funds were combined with over $15 million in private financing in order to provide developers with below market-rate financing to acquire and renovate multi-family projects in distressed neighborhoods. Subsequent to these grants, JPH & Associates, Inc. helped secure an additional $2 million for their CDFI.
  Raising Equity
Acquired $100,000 in funding from the Edyth Bush Charitable Foundation to assist Florida Community Capital Corporation in its start-up. These funds were used to off-set initial staffing, marketing, and organizational costs.
